An established Property Investment Company located in the heart of Central London are recruiting for a Senior Property Manager to join their team. The successful candidate will lead a small team and be responsible for the overall in-house Property management function for a mixed commercial and residential portfolio of about 300 units.

The successful candidate will have a strong background in commercial and block property management and be responsible for the overall performance of the property management team. This role comes with great responsibility and offers autonomy, progression and other perks.

Duties will include:

  • Line manager for Property Managers and Facility Managers at sites
  • Ability to interpret commercial lease terms from commercial lease documents
  • Minimise void periods by monitoring expiring tenancies and negotiate rental renewals in line with market trends
  • Instruct and monitor letting agents on vacant properties
  • Deliver training as necessary, particularly on management software
  • Ensuring maintenance of strictly accurate tenancy, charge, and compliance data in management software (Qube)
  • Preparing and monitoring residential and commercial service charge budgets as necessary
  • Approve service charge demands , periodic tenant billing and investigate variances
  • Liaise with accounts department for end of year service charge balancing charges
  • Responsible for annual insurance renewal
  • Ensure billing of recoverable insurance from appropriate tenants
  • Minimise vacant property costs including business rates and utility charges
  • Commencing S8 and S21 proceedings including drafting notices for delinquent residential tenants
  • Serve valid S20 notices and lead S20 major works process on residential blocks
  • departments
  • Ensure all compliance (including but not limited to EPC, GSC, EICR, fire safety, asbestos, property licencing) is fully up to date
  • Logging deposits with the TDS scheme, negotiating deposit deductions and processing via the platform
  • Weekly reporting to senior management on team progress on credit control, compliance, maintenance, and residential lettings and renewals
